What does seller do when buyer give them a “elevated mold report”?

Sellers if your Naples home buyer has just had "mold air sampling only" performed and did not have a comprehensive detailed MOLD inspection which identified the source of any mold problem AND the extent of the mold problem -  get another inspection.
Mold air sampling alone just indicates the need for a mold inspection and also helps the inspector determine the extent of suspected mold contamination.

Our Mold inspection reports document (photos and written description) mold locations, source and extent of problem and we include recommendations for corrections so when you get bids from cleanup companies, they are all cleaning up the same thing.

Often other inspectors  identify  some locations but do you clean the whole house or just the HVAC or sink base areas, etc. When a home or structure is labeled as having a “mold problem” the source of the problem and extent of the problem should be identified.

Before you recommend mold remediation: 
“Mold assessment” means a process performed by a mold assessor that includes the physical sampling and detailed evaluation of data obtained from a building history and inspection to formulate an initial hypothesis about the origin, identity, location, and extent of amplification of mold growth"

  • Mold cleanup companies many times have to perform remediation on the entire home because of a vague mold inspection report just to protect themselves from litigation.
  • A vague mold assessment report also allows “some” mold remediation companies to perform unnecessary remediation on areas.  Florida law requires independent mold assessment because of this.  The same company cannot perform the mold inspection and the mold remediation on the same job within 12 months.

Few if any sampling for mold done during home inspections or Real Estate transactions identifies the species of molds in a home.  Many Naples inspectors often include this in their “mold report”.

A "humidity bloom" is caused when the humidity levels in the home are high enough to promote mold growth. A plumbing leak may be the source or maybe just that the occupant kept the AC  fan control in the "on" position.  Elevated airborne levels of Aspergillus / Penicillum are often found with a humidity bloom. Clean up can often cost thousands of dollars.

Toxic or Pathogenic Mold?
According to the CDC Centers for Disease Control and Prevention The term "toxic mold" is not accurate.
While certain molds are toxigenic, meaning they can produce toxins (specifically mycotoxins), the molds themselves are not toxic, or poisonous.
Hazards presented by molds that may produce mycotoxins should be considered the same as other common molds which can grow in your house.

Mold needs moisture to grow. Florida summer storms can cause water intrusions into your Naples home through roof leaks, window leaks and often from flying debris damaging the exterior of the home.  Seasonal residents should always have someone check their home for exterior damage and water intrusion after a storm.  Water intrusion should be dried as soon as possible to prevent mold growth in your home.
